Kolter Group wants to build the tallest building in Fort Lauderdale with a tower on upscale Las Olas Boulevard featuring condominiums and a hotel.
The city’s Development Review Committee will consider plans on Oct. 13 for the 46-story, 465-foot-tall 100 Las Olas. That would top Fort Lauderdale’s current height champ Las Olas River House, which is 452 feet tall in 42 stories. The Related Group is currently building Icon Las Olas, which is set to become Fort Lauderdale’s tallest building – at least temporarily – at 42 stories and 455 feet tall.
A residential building boom is bringing thousands of residents to downtown Fort Lauderdale. This project would be the first major new condo downtown in this development cycle. Most of the condo activities in Fort Lauderdale has been on the beach or Intracoastal Waterway.
An affiliate of West Palm Beach Kolter Group acquired the 38,325-square-foot site at 100 E. Las Olas Blvd. in August for $17.25 million. The companyannounced plans for a condo and hotel tower on the property, but at that time it didn’t have details on the density.
Its application to the city has revealed those plans: a 735,029-square-foot building at an estimated cost of $200 million. The design by SB Architects shows 228 hotel rooms, 120 condos, a pool and amenity deck, retail space on the ground floor with a restaurant featuring outdoor seating on popular Las Olas Boulevard, and 507 parking spaces. The hotel would be on floors seven through 14 and the condos would be stacked from floors 15 through 46.
Condos would range from 1,822 square feet to 2,557 square feet, including balcony space. There would be one penthouse of 5,054 square feet. The average unit size would be 2,119 square feet.
The city’s development review staff noted in their comments that Kolter Group has dozens of studies and documents to provide for this project, including a required traffic impact study.
